Insight Santan, LLC was formed to manage A 57,038 square foot retail center known as Santan Gateway South which is shadow anchored by Sam’s Club.  This was considered a Core-Plus investment with low to moderate risk.  The Property is located at the SEC of SR 202 and Arizona Avenue in Chandler, AZ. The buildings were constructed in 2005 and consist of five (5) single story structures situated on 6.84 acres of land.

The investment strategy involved purchasing the asset, maintaining occupancy above 93%, increasing existing rents and upgrading the secondary anchors. It was anticipated the life of this investment would not exceed 7 years. The property was purchased for $9.7mm and the equity invested was $4.2mm.  The investment is projected to provide a twelve percent (12%) IRR or greater to the Class A Members of the Company.
