Insight on Horizon, LLC was formed to acquire a 22,093 sq. ft. office building with the address of 3005 Horizon Ridge Parkway, Henderson, NV. This is a multi-tenant office building with a diverse base of users including medical, accounting, insurance, legal and investment management. It is considered a Core-Plus investment with low to moderate risk.
The investment is projected to provide a 7% blended cash on cash return prior to sale with the first quarterly distribution being made in June of 2019. A sale in Year 6 of the investment period, using a 7.5% capitalization rate, provides an estimated 11.43% IRR on the Investor’s capital. The purchase price of the property was $4.8mm and the equity invested $1.85mm.
