IIP Oasis, LLC was formed to manage two retail buildings totaling 27,720 square ft., a fully improved 35,084 square foot retail pad site, an adjacent 10.38 acres of fully improved land zoned Urban Corridor (UC) by the City of El Mirage, as well as a 13,352 sq. ft. former Fresh & Easy grocery store within the Mirage Oasis shopping center immediately adjacent to the previously mentioned retail buildings.  The entire opportunity was considered a Core-Plus investment with low to moderate risk.

The objectives of this investment included leasing the grey shell conditioned retail space over a 24 to 30 month period, to complete the sale of the entire project within 42 months of the initial acquisition date and to provide a 20% IRR or greater return to the investors of the Company.
