IIP Greenfield, LLC is a single purpose entity formed to acquire a 28 unit multifamily property situated on 0.87 acres located in the City of El Cajon, within the County of San Diego. This is considered a Light Value add investment with generally moderate risk.

The purchase price of the property is $8.12mm. The total capitalization is $9,054,045 with $3,650,000 of equity required to close the escrow.  This investment is projected to generate an 8.01% annualized blended cash on cash return during the proposed hold period, which includes refinancing proceeds.  The Class A Members shall receive all net cash distributions first until their invested equity has been returned. Thereafter, 80% of the profits will be paid to the Class A Members and 20% to the Management.  The Class A Member IRR is estimated to be 11.50% over the 10 Year investment horizon. The equity multiple for the Class A Members is estimated to be 2.38x.
