Goodyear 142, LLC was formed to manage a +/-142 acres located at the SWC of MC 85 and Sarival Avenue in Goodyear, Arizona. The property was zoned for 445 single family homes. This is considered a Value-Add investment with generally moderate risk.
The 142 acre parcel is located on the south side of MC 85, ½ mile east of Cotton Lane and one mile west of Estrella Parkway. Cotton Lane is designated as the corridor for the future Loop 303 freeway. Interstate 10 is approximately three miles to the north, allowing for regional access to the site. Approximately three miles to the south is the 20,000 acre masterplan of Estrella Mountain Ranch. The site is within the West Goodyear Central Planning Area. Water is 300 feet and sewer is 1200 feet from the property line.
Zoned for 445 single-family homes, the site is well located within a rapidly expanding market. Single family subdivisions with lots platted and engineered in the area of the property are now selling for $175,000 per acre. It was expected that this parcel would also achieve this value within the next eighteen months to two years. Engineering the site to the point of a final map recordation was expected to take approximately 12 months to complete at which the property will be at its highest and best value at that time. This investment will be managed for long term capital gain and is not expected beyond three years. The purchase price of the property was $13.6mm and the equity invested was $1.105mm. The IRR was projected to exceed 20% to the investors.
