Swan IIP Charleston, LLC was formed to own the 22,474 (+/-) sq. ft. pediatric skilled nursing facility located at 2496 W. Charleston Blvd. in Las Vegas, NV. This investment is considered a Value-Add Investment with moderate risk.
Upon the resale, all Class A Members would receive their equity invested and Preferred Nine Percent (9%) IRR. the balance of the profits shall be a split of sixty-five percent (65%) to the Class A members in proportion to their units held and a 16% IRR on their invested equity. The purchase price of the property was $8.2mm and the equity invested was $6mm.
