Water’s Edge OK, LLC was formed to acquire, own and operate the 35 acre Water Edge RV & Cabin Resort considered to be a Light Value Add investment with a moderate risk.

The Class A Members were to be paid a 12% IRR preferential return prior to any profit splits with the Class B Members. The investment was projected to provide a 21.65% deal level IRR and a Class A Member IRR of 18.65% respectively. The purchase price was $3.285mm and equity invested was $1.5mm.  The investment horizon was Five Years.
